News from Schorndorf: construction projects, photovoltaics and much more!
At the meeting of the Schorndorf local council on May 23, 2025, several building applications were discussed, which include both new residential and energy projects. Among the approved applications is the construction of a new multi-family residential building on “Badanger” on Neuhauser Straße, which offers a total of eight residential units. This project is being implemented by a local investor and is part of the effort to expand housing in the region. Furthermore, an application to demolish an existing barn and add garages to a double garage on Schulstrasse was approved.
Another important application concerns the construction of a single-family home on land number 1079, but the decision has been postponed. The reason for this is that the applicant must submit additional documents. A construction project that has already been almost fully realized includes the construction of a new pool with a pool house and outdoor kitchen in Rosenweg.
Photovoltaic system in Unteraigen
Particularly noteworthy is the decision to draw up a development plan for an open-space photovoltaic system in Unteraigen. The planned area of 13.9 hectares will provide a module area of 3.7 hectares and achieve a nominal output of around nine megawatts. With this capacity, around 4,100 households can be supplied with electricity. However, there are concerns about the distance regulations to residential development, as these are sometimes only 49, 37 and 53 meters, although 100 meters are required. The local council has therefore decided on a plan to adjust the scope in the planning process.
The implementation of such photovoltaic systems plays a crucial role in the energy transition. They enable decentralized energy generation and contribute to a more environmentally friendly, cost-efficient and independent energy supply. Installing them on roofs can not only reduce electricity costs, but also increase the value of properties. Photovoltaic systems in multi-family homes require larger systems to cover the needs of several parties in an energy-efficient manner selfmade-energy.com reports that ....
Legal aspects and planning facilitation
A new legal reform by the Baden-Württemberg state parliament, which was passed in March 2025, makes it easier to set up photovoltaic systems. Accordingly, PV systems on roofs and open spaces will in future be completely procedure-free if they are used for personal consumption photovoltaik-bw.de reports that .... This also includes the charging infrastructure for electromobility and hydrogen systems. The reform aims to reduce bureaucratic hurdles and significantly speeds up the approval process for construction projects.
In particular, the introduction of the fictitious approval, in which a permit is deemed to have been granted if no decision is issued within three months, represents significant progress. However, operators must continue to pay attention to other public law regulations, such as nature and monument protection.
A new parking space statute was also established in Schorndorf, which defines the dimensions for new buildings and sets them at a width of 2.50 meters and a length of 5 meters. It was decided to waive the playground regulations and the green design regulations in order to promote projects.
The community also received an honor as a finalist in the IHK's community development award and invites you to a seniors' afternoon at the fire department festival in Neuhaus on May 30th.
