Rents in Ludwigsburg and Kornwestheim are rising rapidly above the national average!

Rental prices in Ludwigsburg and Kornwestheim are not only rising at an above-average rate, but are also a clear sign of the tense conditions on the housing market in these regions. According to the latest information from the Stuttgart News Rents increased by 6.45 percent in Ludwigsburg and Kornwestheim between December 2022 and December 2024. In comparison, the national average increase is 5.41 percent.

The rent index survey, which was carried out by the EMA Institute on behalf of the cities, shows that rent prices need to be adjusted every two years, while a complete rebuild is required by law every four years. Older properties in particular tend to show lower rental prices per square meter, and larger apartments cost less per square meter on average than smaller ones. The average rent in Ludwigsburg for apartments from 2019 with more than 120 square meters is currently 13.66 euros per square meter, while in Kornwestheim the rent is 13.80 euros per square meter.

There are significant differences in the development of rents. In Kornwestheim, a cold rent of 15.32 euros per square meter and a warm rent of 18.44 euros per square meter are expected for 2025. This is a clear increase compared to previous years:

Today's rental prices show that the basic rent increased by 4.01 percent in 2025 compared to other districts of Ludwigsburg, while additional costs increased by 4.35 percent. The development of rental prices can be observed not only in Kornwestheim, but also in the entire city of Ludwigsburg, where the basic rent is 14.73 euros per square meter.

Social impacts and political demands

Rising rental prices are hitting people with low incomes particularly hard, which represents a significant social challenge. Heinrich Knodel from the German Tenants' Association demands that 30 percent of apartments in new development areas be subsidized in order to counteract these social injustices. A rent cap has been in effect in Ludwigsburg since June 2020, which stipulates that the rent for new contracts must not be more than 10 percent above the local comparative rent. This measure applies to a total of 89 cities and municipalities in Baden-Württemberg until the end of 2025.

The decision on a possible extension of the rent cap is still pending and is therefore eagerly awaited. The new rental price index for Ludwigsburg and Kornwestheim comes into force on August 1st and could therefore have further effects on the tense housing market.
