New development area in Köngen: 36 residential buildings are creating a new beginning!
A new development area called “Östlich Blumenstrasse” is being created in Köngen, which represents the last area in the community to be developed purely for new purposes. A total of 36 residential buildings are to be built on an area of 1.9 hectares. These include eight single-family houses, 14 semi-detached houses, eight terraced houses and four apartment buildings. The building construction received approval in March 2025, after almost seven years of intensive planning.
Construction work on the project is scheduled for 2026, and there is a special designation for a 3,340 square meter area reserved for subsidized rental housing construction. Rent control in this area is set for 20 years in order to guarantee affordable housing. The urban planning office Pesch und Partner was entrusted with the award of the concept.
Selection of investors
The investor selection process will allow a maximum of twelve participating companies. The evaluation of the architecture accounts for 70 percent of the overall evaluation, while the purchase price only accounts for 30 percent. The process for selecting investors is estimated to take around seven months. However, there are still some open questions, particularly regarding the neighborhood square, the underground car park entrance and other necessary reports.
The feedback from investors has been positive so far, despite the current challenges in the construction industry. The Pesch und Partner office is already active in Köngen, with the multi-generational house Burgforum being mentioned as an example.
