New residential and senior center in Kernen: planning application submitted!

In Kernen, more precisely on Tulpenstraße, a planning application was submitted for a new residential building. The property is located between the Rossmann car park and the Tulpenstrasse development area and has seen little activity in the past. The area previously belonged to the municipality of Kernen and was regularly mown by IG Streuobst. The original investor had already won a Europe-wide architectural competition in 2021 to realize the development.

The project now planned envisages a diverse use of the site. Brutschin GmbH reports that the design of the project was selected by Brutschin Wohnbau GmbH and the Werkgemeinschaft HHK Architekten GmbH in an investor selection process. A jury of 13 members unanimously chose this design as the winner.

Built-up areas and functions

The property has an area of around 3,000 square meters and the planned development includes an ensemble of three parallel, two- to three-story buildings with a gable roof. These buildings are staggered in length and height to accommodate the layout of the site. Intermediate buildings with green roofs are intended to connect the main buildings and at the same time serve as porches for an underground car park entrance and two entrance areas.

A total of 17 residential units with a living space of around 1,275 square meters are to be built on the upper and attic floors of the main building. In addition, two practice units with a total of 400 square meters and four supervised, barrier-free senior groups with a total of 820 square meters are planned. Meeting centers for day care for seniors are also taken into account with an additional 65 square meters.

Future prospects

The construction project is scheduled to be completed by the end of 2023, which promises rapid progress in the development of residences and care facilities in Kernen. With this development, the community is targeting a broader section of the population, including older people. The use of meeting points and the focus on barrier-free living are essential elements of this building plan, which are intended to increase the quality of life of the residents.
